Each year to ensure that these services are carried out as the owner of a condo you are asked to pay a monthly or yearly association fee that covers the costs. But instead of you having to look for and hire contractors to do the work required this is instead left to the management company hired by the association to maintain the properties external features.

There are going to be certain rules and regulations as a condo owner which you will need to adhere to as do the rest in who own condo’s in the same property as you. But because of this everything will be kept in a neat and tidy fashion and only pertain to those that are outside of your property.

But sometimes there may be certain regulations that need to be adhered to with regards to carrying out any works in your own condo as well. If for example you are choosing to have wooden flooring laid you first need to find out whether you need to lay some insulating flooring beforehand. The problem with wooden flooring is that if it has not been properly sound proofed as you walk across it the sound will carry through to flat below.

Also if you intend to make any major changes within the property with regards to its structure, along with getting the right building permissions from the local planning authority, you may need to obtain permission from the residents association as well. Unfortunately if you elect to do such work without getting the right permissions you may well find that the work will need to be undone so that the property can be returned to its original structure.

Therefore if you are someone who is considering purchasing a condo New York City then you need to check carefully what all the rules and regulations are for owners of such properties. Although there are many which are standard some may have ones that are specifically associated with their association.

But living in a condo, New York City may be fun but you have to factor in what it is going to cost you not just in mortgage payments each year. Depending on where the condo is and how big it is will affect the kind of association fees you are charged. Some may only be a few dollars each month but others may be a few hundred.
